Konar Architects adopt a creative and mindful approach to each project. The effectiveness of a design relies on it being fit for its intended purpose and to achieve this we work closely with our clients to develop a design that is suitable to develop the full potential of each project.

Konar Architects strives to embody each project with components specified from environmentally sustainable sources with a focus on re-claimed and re-cycled materials. The client’s brief and statutory requirements will guide the measures embodied in each project to achieve an environmentally responsible outcome.
To impart projects with a greater sustainability performance, Konar Architects is able to use the Built Environment Sustainability Scorecard (BESS) to assess energy and water efficiency, thermal comfort, and overall environmental sustainability performance of your new building or alteration. Evolving a design to create forms with function tailored to the client’s dream
Konar Architects works closely with you the client to provide the necessary guidance and advice and documentation expertise to develop a project from the concept stage through the regulatory and documentation phases culminating in the completion of a beautiful, sustainable and experiential built form to enjoy and appreciate.
Our intrinsic understanding of all aspects of design, the relevant statutory regulations, construction detailing and materials and finishes enables Konar Architects to produce high quality design documentation to facilitate the realisation of a project.
Encompassing the client’s brief of wants and needs a concept design is developed, then further enriched to provide a final concept design. At this stage the site conditions are assessed and schematic style drawings produced that depict the concept of the design. The need for a planning permit and other statutory requirements and the need for other consultants which may influence the evolution of the project is also considered at this stage.
In consultation with the client the concept design is developed with a greater level of detail to include the information gathered during the concept design phase. Considerations of external and internal materials and finishes, structural design integration and other factors which may influence the overall design intent is infused into the detailed design. Engineers and other consultants’ designs may be incorporated to facilitate the completion of this phase.
In circumstances where a planning permit is required, the preparation of specific drawings and a report will need to be prepared. Konar Architects will assess the need for the input of other consultants and can then prepare and submit the necessary planning application and associated documentation on the client’s behalf. The issue of a planning permit usually locks in the external features of a design and any modifications may require an application for an amendment. Some projects may have a complexity that may require the assistance of a specialist planning consultant. Konar Architects will advise the client when this is required.
Following the client sign-off of the detailed design and where required, the issue of a planning permit, a set of technical drawings and related documents are prepared to obtain a building permit and for quoting by a builder. Subject to any amendments required, the documents are then issued for construction. This stage usually requires the final documentation input from various other consultants.
Konar Architects can facilitate the tender process from the preparation of the tender documentation package, to then issuing requests for quotations from appropriate builders. Alternatively you may nominate a builder and we can assess their suitability and assist in negotiating a build price. Following receipt of tenders they would be evaluated and we would then make recommendations as to a preferred tenderer. Subject to any adjustments to the tender price a contract binding the client and builder can be executed.
Depending on the complexity and type of project it is preferable for an Architect to be engaged to administer the building contract on behalf of the client. Konar Architects can provide full or partial contract/construction administration services including time, cost and quality control monitoring; compliance with the contract conditions and reporting to the client to ensure the proper completion of the project. At the completion of the works we would carry out an inspection of the works, prepare a defects report and ultimately finalise the contract. Alternatively the client may choose to superintend or project manage the works themselves and engage Konar Architects for advice on an as needs basis.
It is suggested that the client receive project cost control advice at various stages of the project design process to ensure the project remains within the client’s budget capability.
Konar Architects can assist in monitoring the cost of the project design as it develops by referring to the services of suitably qualified building cost estimators or quantity surveyors which would be engaged directly by the client.

Many clients are already clear on their design vision and what they require and simply require the appropriate drawings and documentation to be prepared. Based on the concept design drawings and brief provided by the client; Konar Architects can provide a minimalist drafting service at a competitive price. Working drawings conforming to applicable statutory regulations suitable for a building permit application, quotation and construction, can be prepared. When a project requires a planning permit, we can also prepare the application documentation on behalf of the client.
Utilising the expertise of Konar Architects is an economical way of producing the minimum documentation necessary to navigate through the regulatory planning and building permit process.
